I am a Broker with Lake & Country Homes Realty and have been licensed to sell real estate in New York since 1980. My area of specialization is in residential and investment sales in the Conesus Lake and Northern Livingston County area.

Continuing education and advanced real estate designations I feel are extremely important to one who is going to serve their client either as a buyer's agent or a seller's agent. Having advance R.E. designations show their clients that they are knowledgeable in their field, have made the commitment, and will make sure that things are done right to help protect their client.

Through my years of selling and buying real estate, I have earned the top real estate designations there are in residential sales. The CRS (Council of Residential Specialists) designation is the top one with class requirements and production requirements. The next is the GRI (Graduate, Realtor Institute) with class requirements. The next designation that I hold is the CEA (Certified Exchange Advisor). In business and investment transactions, you have to know about tax deferred exchanges, which can save your client a huge amount of money.

Also very important to you, as a buyer or seller is that I am a full-time Real Estate Broker and sales agent, and have been since 1988. Real estate is my only business and I believe that if you are in the business you should also own real estate yourself. I own my own home and a few other rentals and land as well.

As of this year, 2011, I have 31 years as an active sales agent and I love the business of helping people make their dream come true. Whether it is the first home that a new buyer is purchasing and being extremely nervous about or the seasoned buyer purchasing their 5th or 10th property.

I am very active in the community - charter member of the Livonia Kiwanis Club and Past President two times. We serve the children of the Livonia area and one of our programs is the Toys for Tots at Christmas time. I am active at the United Church of Livonia being a past trustee chairman for five years. Currently we are in our new church building at 21 Summers Street in the Village of Livonia.

I have started three Livonia Central School Scholarships in the past and the last one was the James F. Kemp-Realtor Scholarship Fund. One deserving graduating senior is chosen by a committee from the school to receive the scholarship. I grew up in the Livonia and Conesus Lake area and know the area extremely well. I graduated from Livonia Central School and from R.I.T. (Rochester Institute of Technology) with a bachelors degree in Business.
